Victory Manor Westlawn Gardens Phase 2

Victory Manor Westlawn Gardens Phase 2 is located at 5555 N 62nd Street in Milwaukee.  The Housing Authority of the City of Milwaukee engaged Quorum Architects to design the three story, 54,624 SF apartment building with 60 one-bedroom apartments with amenity spaces for the larger Westlawn Community as well as specific social spaces for only Victory Manor residents. This is the first building to be constructed within the larger Westlawn Gardens Phase Two Project, led by Torti Gallas + Partners.

Hunzinger affiliate, Sustainable Building Solutions (SBS), served as LEED Consultant once again.  SBS was the LEED consultant for the Westlawn Gardens Phase 1.  Victory Manor is designed to meet LEED v4 for Homes and the Westlawn Gardens as a whole to meet LEED v4 ND, this sets the precedent for all multifamily buildings that will follow in Phase 2. In order to meet LEED v4 for Homes, Victory Manor implemented certain design characteristics such as low VOC limits for all interior finish materials, installing energy efficient lighting with daylight controls and HVAC equipment, using Watersense certified low-flow plumbing fixtures to conserve the amount of water used in the building throughout, as well as using high insulation values and energy efficient windows on the envelope.

Victory Manor’s other amenities include a fitness center, game room, exam room, and business center on the ground floor. Each of the three floors also has laundry facilities and storage spaces.  Victory Manor is an integrated supportive housing development with 12 fully accessible units for residents with disabilities and 48 adaptable units that can be made fully accessible with minimal changes.
